AL21 North bought by Crest Nicholson

Throughout the process of preparing the planning applications for the AL21 site, we have been committed to keeping the community and stakeholders updated on key information regarding the site.
I am pleased to confirm that in recent weeks, Wates Developments has sold the North site, north of the A308 to Crest Nicholson, a leading property developer with over 55 years’ experience in building new homes across the UK.
The Stakeholder Masterplan, adopted by RBWM Cabinet, Outline Planning Application granted in November 2022 and associated legal agreement set out the obligations and guiding design principles that has informed the preparation of the Reserved Matters application for the north site.
The application (north of the A308) will deliver 135 vitally needed new homes including 40% (54) affordable homes, in addition to a number of attractive and functional public open spaces including recreational space around a key veteran oak tree, allotments, play spaces and landscaped areas resulting in a biodiversity net gain.
In summary:
- The Outline Planning Permission granted to Wates in November 2022 – determined the decision on the general principles of how a site can be developed, including the site access. The built upon the Stakeholder Masterplan and Working Group sessions held in 2021.
- Crest Nicholson must now submit a Reserved Matters Application to RBWM before construction can commence – this will include those aspects of a proposed development which Wates did not submit details of with the outline planning application. In this instance the exact locations of the houses and public open space will be included at this stage.
At the Planning Committee determining the Outline Application, it was agreed that the Reserved Matters Application would be considered by the Committee to review and make a decision on the application.
Crest Nicholson have retained the majority of the project team that worked with Wates at the site and would like to invite members of the Working Group to a meeting, to enable the project team to present the proposals that will be submitted to the Committee.
