The reality is a development is very likely to happen so focus on what improvements you’d like to see. Hopefully the councillors involved in the planning decision will actually spend time reading your comments and add elements they think add value as conditions to the development being given approval at the planning meeting where this is on the agenda.

Developers have to meet the conditions in the planning agreement. These are usually set before the planning meeting to meet NPPF rules as laid out by the government.

But councillors could set one or two conditions at the planning meeting stage if they thought they added value to the local community.

I suggest you focus your comments on one or two things, so it’s easily digestible, with the reasons why you think that your suggestions are important. You don’t need to worry about the planning rules, officers will bring the relevant law into play as necessary.

Below is part of what I suggested in my own comment posted on 5th August.

Note the description above says … car parking, footpath/cycle connections and vehicular access on to Dedworth Road … I’d suggest the new Sustainability SPD takes the responsibility of footpath/cycle connections beyond the Dedworth Road and towards Windsor and Maidenhead.

The interim statement doesn’t mention cycle paths.

The new Sustainability SPD certainly does and requires developers to make much more effort when it comes to ensuring much more joined up community cycling.

There are serious shortfalls in RBWM’s Windsor Road cycling provision as highlighted in this blog…

Opportunity to Improve Cycling Routes around Bray Studio

Please ensure, if this development is permitted, that you maximise financial contributions specifically for the pavement / road area between Monkey Island Lane and the Oakley Court Hotel as with storage for over 600 bicycles, it would be logical that many new residents would cycle to Maidenhead for work if the Windsor Road was a safe option. At this time it is not.
